Visual Mold Inspections

Our certified mold inspectors conduct a thorough interior and exterior inspection to detect visible growth, water damage, and the underlying moisture conditions that allow mold to thrive. We begin outside, examining the roof, gutters, siding, grading, and drainage for any signs of intrusion, before transitioning indoors for a systematic assessment of every level and mechanical area. High-risk zones receive focused scrutiny: water-damaged drywall, leaking pipes, damp basements and crawlspaces, attics, HVAC closets, hot-water heater closets, and around all plumbing fixtures—including bathtubs, showers, vanities, kitchen sinks, and appliances.

Thermal Camera Scan

Thermal imaging allows us to detect temperature variations that reveal hidden moisture pathways. Affected areas often appear cooler on camera, aiding in leak identification behind finishes. We scan walls, ceilings, and floors, using visual inspection for bubbling paint and stains, as well as observing baseboard swelling or joint cracks. Our findings are confirmed with moisture readings, ensuring accuracy and minimizing false alarms. Thermal patterns clearly show how moisture travels along framing.

Report of Findings

After your inspection, and once laboratory results are available, you’ll receive a comprehensive Report of Findings within 24–48 hours. This professional report is designed to give you clear, actionable information—without the technical confusion. It summarizes what we discovered, documents conditions with photos and readings, and provides straightforward next steps to help you protect your property and health.
